RENTALS We look after your place. We provide you rentals, charging a commission calculated as a percentage of the rental. We work with other agents to get you bookings. |

CHANGE OVERS We also encourage our owners to market their property themselves to ensure a good level of occupancy. When you take a booking, we do the change over for you charging a flat fee, which varies depending on the length of the stay, the number of guests and whether or not we do the meet and greet. For late bookings, we can collect the rent for you and the security deposit. |

REGISTRATION All apartments let to tourists should be registered with Conselleria de Turisme de Valencia (the tourist authority). Valencia Short Stay (VSS) is a registered provider of tourist accommodation and we make sure that your property rentals are legal. |

PREPARATION FOR RENTAL We help with preparing the flat for rental. We provide an owner check list. We also advise on what is required in a rental flat. At least one good sized double bed is required. The main bed should not be 135 cm wide, and it may be worth investing in a big bed with storage space underneath. In the second bedroom, we sometimes suggest a "cama nido". ie two single beds, one of which fits under the other. Beds need to be robust and we have a supplier of beds in Valencia who is deliver and install good beds at a good price. |

SUPPLYING EXTRAS On occasions you may neeed extras, like baby furniture or an extra pull put bed or a USB modem for a guest that needs internet connection. Or during a heat wave, the guest might need a fan or even a portable air con unit. In the winter guests may need an extra heater. We have a stock of extras, which we can install on a temporary basis. So you donīt have to buy things just for one rental. If it is an on-going requirement, we can get install the extra (ie pull out bed) on a permanent basis. |

CLEANING We have a team of cleaners in Valencia who have worked with us for a number of years, who are reliable and trustworthy. |

| DEEP CLEANING We use an industrial suction cleaner to eliminate the dust mites and bed bugs from the bed mattresses and soft furnishing. (35 euros a session). We also have a steam cleaner for tiles and surfaces in the kitchen and bathroom. |

HOME IMPROVEMENTS We work with local tradesmen for painting, plumbing, electrical or carpentry jobs. Typical work includes installing AC units or ceiling fans, replacing water heaters and fixing beds. By using VSS to manage the job, you can be confident that the job will be properly finished off and the place left clean and ready for the next guests. Please contact us to get a quote for a job. |

| LIMESCALE PREVENTION Li mescale is a big problem in Valencia. It blocks pipes and there comes a time when the water cannot get through to the shower in sufficient volume to keep the water heater alight. We work with the HydroFlow electronic treatment system to keep your pipes clear and to protect your water heater, kettle, washing machine etc. The HydroFlow is patented and guaranteed and is available to VSS owners at a discounted price. |

| STATEMENTS We provide regular statements. So you know where you are. We accept payments by credit card and PayPal, as well as bank transfers to our English or Spanish bank account. So it is easy to work with VSS. |
